These are the more detailed comments
after reading through the Mech-Sum and Proj-Sum forms; thanks for e-mailing those
separately. If you could print two sets of revisions and have them sent to my attention, then I
will slip-sheet the drawings sets for you. Thanks!
Based on our discussion, the following apply to the previous energy comments:
1. No economizer exception taken.
2. A newly conditioned warehouse requires full compliance with the energy code building
envelope, including the slab edge, per WSEC C503.2. Please clarify if the prescriptive or
component performance method will be used, and if component performance is used,
documentation of how those components meet the requirements will be needed.
a. Previous comment: Where a chnge in space conditioning is triggering new
work, compliance with the building thermal envelope requirements should be
shown in section and summarize on the drawings, per WSEC section C503.1.
Please indicate the method of building envelope compliance by completing a total
UA alternative worksheet, or pro✓ide a completed prescriptive worksheet to
include detailed R-Values of new exterior walls, roof-ceiling details, slab on grade
and foundation details, per WSEC: section C402.1.
b. Please summarize the information on compliance in a chart on the drawings that
the inspectors can reference (preferably on the cover or code compliance sheet).
3. One option for additional energy efficiency is required for the tenant space, and a DOAS
system option may be the once being considered, per WSEC C 406.
a. See attached interpretation from SBCC regarding tenant space build-out.
b. The DOAS system requires more documentation of controls, per WSEC section
C403.6.
All codes cited refer to the 2015 International Building Code (IBC), the 2015 International
Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the
2015 International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the
2015 Washington State Energy Code (WSEC), as amended by the State of Washington and
adopted by the City of Everett. The current IBC referenced standard for accessible design is
the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1).
