The basement and main floor occupant load calculations and occupancy rypes should be <br /> updated in the code analysis on the plans to meet the requirements of the Planning <br /> Department for allowable occupancies. <br /> 2. This submittal indicates one tenant for the basement level. If more than one tenant is <br /> proposed, please indicate the demising walls for the proposed number of tenants on the <br /> basement level to meet egress and plumbing fixture requirements. <br /> Eg ress <br /> 1. Egress from tenant areas, from the building into the parking area, and from the parking <br /> areas to the public way should be shown to meet requirements for door hardware, door <br /> type and size, exit signage, and emergency lighting, including the exterior. <br /> a. Please indicate which doors are secured from access by the residents, and which <br /> doors, if any, are secured from access by the commercial tenants. <br /> b. The egress door from the east parking lot can only have a dead bolt if it is <br /> apparent that the door is locked and posted with a sign that the door is to be <br /> unlocked when the building is occupied, per IBC section 1008.1.9.3 (2) 2.2. <br /> Please add this information to the drawings. <br /> c. The egress doors for the residents cannot be locked with a deadbolt, per IBC <br /> section 1008.1.9, except for the doors from the individual dwelling units, per IBC <br /> section 1008.1.9.3 (4.). <br /> d. The complete roof plan for use by tenant from Apartment 4 should be shown on <br /> the drawings. Doors for access to the roof should be shown with hardware sets <br /> on the door schedule. If the tenant has access to the roof, the doors should not <br /> be locked from the egress side into the building, per IBC section 1008.1.9.3 (4.). <br /> e. If tenant access is allowed to the roof, a guard will be required at the perimeter <br /> of the access area, per IBC sections 1013.2, 1013.3 <br /> Construction <br /> 1. Only one previously permitted construction type is applicable to the entire building. <br /> Please correct the references to the applicable construction type used for the allowable <br /> area calculations, and update the calculations as needed. <br /> 2. The penthouse structure is not designed for the resistance of moisture penetration. The <br /> entire structure be shown on the drawings as removed or repaired, per IPMC 108.1.5 <br /> (5.) <br /> 3. Please submit plumbing fi�ure calculations for the proposed occupancies in the <br /> basement and first floor, per IBC chapter 29 and IBC table 1009.1.2. <br /> 4. Please indicate the method of securing the parking for use of the tenants of the building <br /> at the north and east parking lots. <br /> Accessibility <br /> 1. Accessible parking should be shown for one van accessible parking space for the <br /> number of required parking spaces, per IBC sections 1106.1 and 1106.5. <br /> a. The van accessible parking spot should be shown as close to alley and tenant <br /> space(s) as possible, per IBC section 3411.12.
