The City Planning Depa�ment representative testified that ihe parking provided <br /> at the building was nonconforming and does not meet the Cit}r standarc{s. <br /> However, rather than expanding on the nonconfcrmity, the City determined that <br /> the parking can be reviewed pursuanf to the requested variance. According to <br /> City cafcufations, the variance woufid �e a reduction from the required 52 off- <br /> streef parking spaces and would a[lo�v 20 off-s�reet parkEng spaces. The required off-street parking per City standards has not been available on-site <br /> for over 24 years. (n the past, any parking needs were provicled on fihe abutti�g <br /> �ot. Wit� the limited number of available parking spaces an the Eot with t�e <br /> building, the City rece�ved no complaints over the years. The C�ty's position is <br /> �ha�with the authorizatian o�the reduced parkirg a�ailability fhere would be no <br /> detriment to the property ar the general area. The original zoning vyas G-1, Generaf Commercial, but it <br /> v�ras rezone�! in 2008 to BMU.
