These efforts unfortunately have fallen significantly short ofthe immediate need. <br /> It is our position that the code violations present within this building be abated immediately. Failure to address the <br /> violations in a timely manner should cause condemnation to occur of the affected areas of the building. Based on review of the BW1410-052 10/30/14 permit plans, the building does not provide minimum <br /> safeguards to protect or warn occupants in the event of f�re, per the 2012 International Property Maintenance Code <br /> fIPMC), Section 108.1.1 Unsafe Structures. <br /> � <br /> Egress Fhvtas.pd# <br /> 1. IPMC 702.1 'Means of Egress' requirements are not met for the second floor residences (6000 square feet). <br /> a. The fire escape is in disrepair and does not provide direct access to grade. <br /> b. A posted sign indicates the fire escape is a second exit, but it does not have an illuminated exit sign or <br /> emergency lighting. <br /> c.
