Based on review of the BW1410-052 10/30/14 permit plans, the building does not provide minimum safeguards to proteCt or warn occupants in the event of fire, per the 2012 International Property Maintenance Code (IPMC),Section 108.1.1 Unsafe Structures. � EgeE�s Fhotos.pd� 1. IPMC 702.1 'Means of Egress' requirements are not met for the second floor residences (6000 square feet). a. The fire escape is in disrepair and does not provide direct access to grade. b. A posted sign indicates the fire escape is a second exit, but it does not have an illuminated exit sign or emergency lighting. c. The second required exit through the first floor does not have an illuminated exit sign or emergency lighting. 2. IPMC 702.1 'Means of Egress' requirements are not met on the first floor retail, factory, and office occupancies (6000 square feet). a. The second required exit through the basement does not have an illuminated exit sign or emergency lighting. b. Since the first floor is not protected with fire suppression, a direct exit to the public way is required through the basement. 3. IPMC 702.1 'Means of Egress' requirements are not met in the basement. The plans are not clear as to the occupancies in the current submittal (approx. 16,000 square feet). a. Required exits do not have illuminated exit signs or emergency lighting. b. Required exits have doors which can be locked to prevent egress.
