Based on review of the BW1410-052 10/30/14 permit plans, the building does not provide minimum <br /> safeguards to proteCt or warn occupants in the event of fire, per the 2012 International Property Maintenance Code <br /> (IPMC),Section 108.1.1 Unsafe Structures. <br /> � <br /> EgeE�s Fhotos.pd� <br /> 1. IPMC 702.1 'Means of Egress' requirements are not met for the second floor residences (6000 square feet). <br /> a. The fire escape is in disrepair and does not provide direct access to grade. <br /> b. A posted sign indicates the fire escape is a second exit, but it does not have an illuminated exit sign or <br /> emergency lighting. <br /> c. The second required exit through the first floor does not have an illuminated exit sign or emergency lighting. <br /> 2. IPMC 702.1 'Means of Egress' requirements are not met on the first floor retail, factory, and office occupancies <br /> (6000 square feet). <br /> a. The second required exit through the basement does not have an illuminated exit sign or emergency <br /> lighting. <br /> b. Since the first floor is not protected with fire suppression, a direct exit to the public way is required through <br /> the basement. <br /> 3. IPMC 702.1 'Means of Egress' requirements are not met in the basement. The plans are not clear as to the <br /> occupancies in the current submittal (approx. 16,000 square feet). <br /> a. Required exits do not have illuminated exit signs or emergency lighting. <br /> b.
