The property is currently developed with a 1-1/2 stary; 19,478 square foot <br /> building that has been �sed as a church. In 1977 a <br /> SPU {SPU #6-77) was approved to aliow the Everett Free Methodist <br /> congregation to construct a church on the approximate ten acre site. The church <br /> facility included a workshop, sanctuary, multi-purpose room and classroorrts for <br /> daytime and evening activities for the congregation of 625 people. In 1987 the City approved a short plat far the lot development of the original ten- <br /> acre site (Short Subdivision #'1202-2-87} and allawed a portion of the property to <br /> be developed with a building #o house unmanned telephone equipment2_ In <br /> 2013 a boundary line adjustment (BLA#13-U01} v�as appraved by the City which <br /> permitted conveyance of approximately 3.6 acres of the subject property gwned <br /> by the Everett Free Methodist Church to Kenridge Park, LLC. Th�se 3,6 acres <br /> were included as part of a subd'rvision appraved by the City in �013 (SUB #13- <br /> 001). A building thaf was develaped as part of the short subdivision for the unmanned <br /> telephone switching equipment, single-family residential units and undeve(aped <br /> land a(so border the property to the east. For properties that are zoned R-2A in the City of Everett, schools are permitted <br /> with a Special Property Use Permit reviewed pursuant to Review Process III <br /> (Everett Munrcipal Code (EMC) 19.41.�50.0 and D). In arder for a Special <br /> Property Use Permit to be granted, the general evaluation criteria of EMC <br /> 19.41.150.0 must be satisfied, as well as the specific evaluation criteria of EMC <br /> 19.41.1�O.D.2.a. <br /> General Evaluation Criteria— EMC 19.41.15�.G <br /> 8. The population forecast, as set forth in the City of Everett's Camprehensive Plan, <br /> is for 60,000 additional residents by 2035. The increase in populatian requires <br /> expansion of school services and facilities to accommodate the grc�wth. The <br /> Plan does not differentiate between private and public schools. The proposed <br /> facilit}� tnrould be a priva#� school that would cater to a student body ta be bused <br /> to and from the site each day.
