� � <br /> FINAL MITIGATED <br /> DETERMINATION OF NON-SIGNIFICANCE <br /> SEPA16-008 � <br /> Teutsch Student Housing Project <br /> May 24, 2016 <br /> Description of Proposal: The proposed action is to demolish an existing 20 unit student housing apartment <br /> building (Lona Vista) of approximately 15,078 square feet to construct a new 4-story plus one basement <br /> level below(Bl, L1-L4) student housing building with 39 units, (132 beds) for Evereit Community College <br /> (ECC) students. The new building will be approximately 44,670 square feet with 2,151 square feet of an <br /> interior landscaped courtyard and a roof top open space area. The building height will be approximately 50 <br /> feet. Required parking for this building is proposed in a ECC campus parking lot located south of the Koz <br /> student housing project at 1004 Broadway. <br /> Building Setback Modification—Approved. Refer to project file #REVIII6-004. A setback modification <br /> has been approved to reduce the required setback from ten feet to zero along the west lot line. The building <br /> will have a setback of about 35 feet from the public sidewalk along Broadway. The Applicant requested this <br /> modification to allow for greater unit density and a larger open interior courtyard.
