� � FINAL MITIGATED DETERMINATION OF NON-SIGNIFICANCE SEPA16-008 � Teutsch Student Housing Project May 24, 2016 Description of Proposal: The proposed action is to demolish an existing 20 unit student housing apartment building (Lona Vista) of approximately 15,078 square feet to construct a new 4-story plus one basement level below(Bl, L1-L4) student housing building with 39 units, (132 beds) for Evereit Community College (ECC) students. The new building will be approximately 44,670 square feet with 2,151 square feet of an interior landscaped courtyard and a roof top open space area. The building height will be approximately 50 feet. Required parking for this building is proposed in a ECC campus parking lot located south of the Koz student housing project at 1004 Broadway. Building Setback Modification—Approved. Refer to project file #REVIII6-004. A setback modification has been approved to reduce the required setback from ten feet to zero along the west lot line. The building will have a setback of about 35 feet from the public sidewalk along Broadway. The Applicant requested this modification to allow for greater unit density and a larger open interior courtyard. The area between the huilding and Br�adway will feature a pedestrian oriented space with pathw�ys, seating, hardscape and landscaping.
