9. UTILITIES A. Special charges for connection to sewer system in accordance with Ordinance 984-83 are applicable. The actual cost shall be computed by the Building Department per the ordinance in effect at the time of permit issuance and according to the information provided on the approved plans on the date of permit issuance. B. All utilities serving the subject property shall be installed underground. C. On-site detention shall be provided, or in lieu of providing on-site detention, payment to City Drainage Fund 340 shall be allowed. D. The installation of utilities within the sixty (60) foot wide portion of the property owned by Henry Liebman, which is located north of the two residentially zoned lots, if necessary, shall be underground and upon completion of the installation of such utilities, the ground surface shall be restored to the condition it was in prior to excavation. Access to the residential lots shall be maintained at all times during the installation of utilities. 10. BUILDING DESIGN A. Structures built on the subject property shall not exceed one story in height nor be greater than fifteen (15) feet above the ground elevation of adjacent residentially zoned properties at the property lines of said residential properties. B. All roof top mechanical equipment shall be architecturally screened so as not to be visible from surrounding properties. 11. NOISE All utility and mechanical equipment located on the subject property which produces noise during its normal course of operation shall be located away from adjacent residential I property boundaries so as to prevent nuisance noise. 12. AESTHETICS All trash containers located on the subject property shall be kept within solid enclosures constructed of wood, masonry or a combination of both in order to effectively screen the containers from the view of the general public and surrounding properties.
