• <br /> d. Residential lots abutting arterial streets must have one <br /> hundred and twenty (120) feet minimum lot depth except <br /> when there is an existing residential structure on the <br /> lot in which case there shall be a minimum eighty (80) <br /> feet depth. All other lots shall have a minimum of <br /> eighty (80) feet of lot depth. <br /> e. Residential lots must have a front yard setback <br /> orientation toward the public street. <br /> f. Interior lot lines shall be composed of straight lines. <br /> g. Residential lots shall maintain the minimum setback <br /> requirements as specified by the City's Zoning Ordinance, <br /> unless shown otherwise on the final plat or short plat, <br /> as a building site. In no case shall City Staff or <br /> Hearing Examiner grant a deviation from the setback <br /> requirement on an exterior lot line on abutting property <br /> under separate ownership without following the procedure <br /> of Section 6.A. <br /> i. Residential lots shall maintain a minimum midlot points <br /> as required by the City's Zoning Ordinance, except as <br /> permitted in Sections 5.C.7.j . and Section 5.C.14.j . <br /> j. Residential lots shall maintain minimum midlot points as <br /> required by the City's Zoning Ordinance. <br /> k. Panhandle shaped lots shall only be permitted in a <br /> residential subdivision and short subdivision if the <br /> following are met: <br /> (1) The minimum width of the minor or access portion <br /> shall be fifteen ( 15) feet; <br /> (2) The computations for complying with the zoning code <br /> minimum lot size shall not include the minor <br /> portion of a panhandle shaped lot; <br /> (3) No panhandle shaped lot shall be permitted in short <br /> subdivisions where the ownership is common with a <br /> contiguous property; <br /> (4) Side by side panhandles in subdivisions are not <br /> permitted; <br /> (5) No panhandle shaped lot will be permitted if there <br /> is a potential for additional development, unless <br /> adequate area is left for the future development <br /> potential; and <br /> (6) All panhandle access drives shall comply with <br /> easement access standards including type of units <br /> allowed and improvements required. <br /> -8- <br />
