All other lots shall have a <br /> minimum of eighty (80) feet of lot depth, and must have <br /> orientation toward a public street. <br /> e. Interior lot lines shall be composed of straight lines. <br /> f. Side lot lines shall be within 20o perpendicular to <br /> centerline of streets on which the lot faces. <br /> g. Residential lots shall maintain a minimum frontage on a <br /> public street as required by the zoning code, except as <br /> permitted in Sections 5.C.7.j and Section 5.C. 14.j. <br /> h. Residential lots shall maintain minimum midlot point as <br /> required by zoning code. <br /> i. Panhandle shaped lots shall only be permitted in a <br /> residential subdivision and short subdivision if the <br /> following are met: <br /> (1) The minimum width of the minor or access portion <br /> shall be fifteen (15) feet; and <br /> (2) The computations for complying with the zoning code <br /> minimum lot size shall not include the minor <br /> portion of a panhandle shaped lot; and <br /> (3) No panhandle shaped lot shall be permitted in short <br /> subdivisions where the ownership is common with a <br /> contiguous property; and <br /> (4) Side by side panhandles in subdivisions are not <br /> permitted; and <br /> (5) No panhandle shaped lot will be permitted if there <br /> is a potential for additional development, unless <br /> adequate area is left for the future development <br /> potential; and <br /> (6) All panhandle access drives shall meet the easement <br /> access standards for surface requirements. <br /> IS HEREBY AMENDED TO READ AS FOLLOWS: <br /> 14. Lot Requirements: <br /> a. Lot arrangement shall be related to the natural features <br /> of the site and provide a suitable building site and <br /> driveway access from existing or proposed streets. <br /> b. Double frontage lots shall be avoided whenever possible. <br /> c. Lots shall not, in general, access off of arterials. <br /> Where driveway access from a street may be necessary for <br /> several adjoining lots, the City may require that such <br /> lots be served by combined access points and driveways <br /> designed or arranged so as to avoid requiring vehicles to <br /> back into traffic. <br /> -7- <br />
