6. LANDSCAPING/BERM <br /> The 20' greenbelt buffer shown on Exhibit B adjacent to the north <br /> property line shall be landscaped and bermed to provide substantial <br /> visual separation between the uses on the subject property and adjacent <br /> residential properties. A specific berm/landscaping plan shall be <br /> submitted to and approved by the Planning Department prior to <br /> construction. <br /> 7. SETBACKS <br /> All structures shall be setback a minimum of 40' from the nearest <br /> residentially zoned property. <br /> 8. HEIGHT LIMITATIONS <br /> All structures on the subject property shall be limited to a maxim II <br /> height of 25' . In the area adjacent to the mobile home park 40 to 100 <br /> feet from the perimeter of the parcel, no building shall exceed 15 feet <br /> in height. <br /> 9. LIGHTING <br /> During the site plan review process, sufficient perimeter landscapin2 <br /> adjacent to parking lots shall be provided to shield cars on adjacen <br /> public streets from headlight glare caused by cars moving inside th <br /> parking lot. Additional screening of lights shall be required for ne <br /> developments adjacent to an incompatible land use to minimize th <br /> impact of the new development on existing uses. <br /> CONCOMITANT AGREEMENT - 5 <br />
