Pedestrian connections shall be illuminated with pedestrian-scale lighting (not more than fourteen <br /> feet tall),bollard lighting, accent lighting or a combination thereof. <br /> 10. Pedestrian walkways shall be a minimum of five feet wide and include clear sight lines to building <br /> entrances. <br /> 11. Chain link fencing shall not be used to separate pedestrians from vehicular traffic. <br /> 12. Street trees shall be provided between the sidewalk and curb edge within the public right-of-way in <br /> a minimum five-foot by five-foot vault or other method as approved by the city to prevent root <br /> penetration and sidewalk damage. <br /> 13. Street trees shall be a minimum of two-and-one-half-inch caliper at the time of planting. <br /> 14. All required street trees and landscaping shall be irrigated. <br /> 15. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br /> the following: <br /> a. A landscape strip a minimum of ten feet wide must be provided along Broadway. This area shall <br /> be planted with Type III landscaping. <br /> b. A landscape strip a minimum of five feet wide must be provided along all interior lot lines with <br /> Type III landscaping except a ten-foot wide landscape strip with Type I landscaping or 15 foot wide <br /> with Type II landscaping is required along the south and east lot lines next to residentially zoned <br /> property. <br /> c. The following amounts of landscaping shall be provided in the internal area of parking lots <br /> exclusive of the landscaping required to be provided along street frontages and along other lot lines: <br /> A minimum of thirty square feet of landscaping shall be provided for each parking stall. Plantings <br /> must consist of a mix of trees, shrubs and ground cover. At least one tree shall be planted for every <br /> six parking spaces. Calculations resulting in a fraction larger than one-half shall be rounded up to <br /> the next whole number. Landscape areas must be planted and located per Section 35.080.0 of the <br /> Zoning Code. <br /> d. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must show <br /> location and dimensions of required vegetated swales, wetponds, detention ponds, rockeries and <br /> retaining walls, and grading at 2 foot intervals. Irrigation systems must be provided in all <br /> landscaped areas per Section 35.130 of the Zoning Code. A 2 year maintenance assurance device <br /> must be provided for the landscaping per Section 35.130B of the Zoning Code. <br /> 16. Provisions must be made to provide for an appropriate amount of excavation and root barriers for <br /> new trees within the project. This work is to be done during this projects grading process in order to <br /> insure that adequate excavation and root protection is done before the utility and surface improvements <br /> for the project are completed. This work must be shown on the projects grading plan. <br /> 17. Street trees shall be protected from incidental damage and vandalism by ornamental metal tree <br /> barriers for a minimum of three years. <br /> 18. Dead, diseased, stolen, vandalized or damaged trees shall be replaced within three months. <br /> 10� <br />
