The proposed map amendments promote the best long-term interest of the Everett <br /> community by continuing residential infill that is compatible with surrounding land uses <br /> and densities. <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1: Comprehensive Plan Land Use Map Designation Change. <br /> Ordinance No. 2021-94, as amended, is hereby amended as follows: The City of Everett <br /> Comprehensive Plan Land Use Map for the property tax parcel number 00619732600400 with <br /> street address1609 Walnut Street is changed from 1.3 (single family detached, 10-12 du/ac)to <br /> 1.6 (multiple family, 20-29 du/ac) as depicted in Exhibit 1. <br /> Section 2: Zoning Map. <br /> Ordinance No. 1671-89, as amended (EMC 19.02.020), is hereby amended to implement the new <br /> comprehensive plan designation as follows: The City of Everett Zoning Map for the property <br /> located at 1609 Walnut Street is changed from R-2 (single family medium density residential) to <br /> R-3 (multiple family medium density residential) as shown in Exhibit 2. The legal description for <br /> the lot is: YOUNGS Add to Everett U P Blk 326 D-00-Lot 4 8-N23 and 1/2 ft of Lot 5. <br /> Section 3: Incorporation. <br /> Exhibits 1 and 2 are hereby made part of this Ordinance and incorporated herein by reference. <br /> Section 4: Severability. <br /> Should any section, paragraph, clause or phrase of this Ordinance, or its application to any <br /> person or circumstance, be declared unconstitutional or otherwise invalid for any reason, or <br /> should any portion of this Ordinance be pre-empted by state or federal law or regulations, this <br /> shall not affect the validity of the remaining portions of this Ordinance or its application to other <br /> persons or circumstances. <br /> Section 5: Conflict. <br /> In the event there is a conflict between the provisions of this Ordinance and any other City <br /> ordinance, the provisions of this Ordinance shall control. <br /> - 3 - <br />
