9. After the land use designation, shoreline policy amendments, and rezone are approved <br /> there will remain a sufficient supply of water dependant and water related land abutting, <br /> and available for service to industrial users along, the River(Federal Navigation Channel) <br /> to provide for such demand for at least the next 20 years; and <br /> 10. The public health safety and welfare would be provided for by the proposal under <br /> existing development regulations of the City; and <br /> 11. The proposed amendments to the Comprehensive Plan, which the Planning <br /> Commission has recommended for approval,promote the best long-term interests of the <br /> Everett community; and <br /> 12. The Comprehensive Plan include certain factors to be considered in reviewing <br /> requests to amend the land use maps (at pp. 23-24 of the Plan). These factors are <br /> addressed in the staff report from the Planning and Community Development Department <br /> dated June 5, 2007,which is hereby incorporated by reference in this ordinance; and <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1. Approval of Comprehensive Plan Amendment. <br /> Ordinance NO. 2021-94, as amended, is hereby amended as follows: <br /> 1. The Land Use map designation of the Comprehensive Plan is hereby amended for the <br /> subject property from Maritime Services (5.2) To Waterfront Commercial (4.5), as <br /> depicted in Exhibit A, which is attached hereto. <br /> Section 2. Conditions of Approval: <br /> 1. The Planning Department is instructed to amend the Comprehensive Plan to reflect <br /> the herein enacted map amendment. <br /> 2. The Planning Department is directed to begin work on Shoreline Master Program, and <br /> Comprehensive Plan Shoreline Element text and map amendments, a concurrent action, <br /> where jurisdictional boundaries affect and govern use of the subject site, that will carry <br /> out the intent of relevant language and amendments described herein, subject to approval <br /> of the State Department of Ecology. <br /> 4 <br />
