3. Hard-wired interconnected smoke and carbon monoxide detectors should be shown on <br /> the drawings at new bedrooms, per IBC sections 907.2.11.2 and 908.7, as amended by <br /> the State of Washington. The new bedrooms can be determined by comparison to the <br /> 1994 permit plans. <br /> a. A new automatic detection system is required for the whole building, based on <br /> the addition of a fifth unit, per the IBC definition of multifamily residential <br /> buildings, and EMC Chapter 16.76.035. <br /> 4. A window and door schedule should be shown on the drawings for all residential <br /> windows and doors on the first floor which are required to be replaced if they do not <br /> meet current energy code requirements, per WSEC section R101.4.4. <br /> a. All exterior walls or walls adjacent to unheated spaces should be shown in <br /> section on the drawings with insulation to meet current energy code <br /> requirements. <br /> b. Energy credits should be identified on the drawings for the new units that are a <br /> change of occupancy to the building, per WSEC Table 406.2. and R406.1. <br /> 5. Please show riser and tread dimensions on all changes of elevations or stair risers in the <br /> change of occupancy on the first floor and the new unit on the second floor. Handrails <br /> on two sides are required per IBC section 1009.15, but not within the dwelling unit <br /> when there are three or less risers, per exception 5. <br /> 6. The new door to the shared deck on the second floor should be shown on the drawing <br /> as minimum three feet wide, per IBC section 1008.1.1. <br /> 7. Safety glazing should be shown per IBC section 2406.4 adjacent to or within doors at <br /> the change of occupancy residences. <br /> 8. A door schedule should be shown on the drawings to include door height, hardware <br /> height, and glazing, per IBC section 1008.1.9. <br /> 9. Both toilet rooms on the first floor require plan dimensions, and minimum clearances, <br /> • and fixture locations. The shower requirements per IBC sections 1210.2.3 and 1210.2.4 <br /> should be shown on the drawings. <br /> 10. Minimum height requirements should be shown to be met for all new residential units, <br /> per IBC section 1208.2. <br /> Energy <br /> 1. New exterior walls, windows and doors should be shown on the drawings to comply with <br /> WSEC Table R402.1.1 for energy requirements. <br /> ( ae3/t )/q---) <br />
