New exhaust fans with the minimum required cfm should be shown on the drawings for <br /> new kitchenettes, and new toilets, per IMC table 403.3 and section 403.8.6, as amended <br /> by State of Washington. <br /> a. All new residential toilets on the first floor should show a whole house fan, with <br /> the rated construction detail targeted to the plans. <br /> b. Two out of the three lower floor commercial toilets and kitchenettes are <br /> considered new, since they were modified without approvals from the 1994 <br /> permit plans, per the e-mailed plans sent today. <br /> 2. New mechanical ventilation for outside air will be required for the new study, per IMC <br /> table 403.3, as amended by State of Washington, since the non-conforming window is <br /> not allowed to be used for ventilation when it is located on the property line. <br /> 3. The gas water heater requires mechanical ventilation for combustion air, per IMC <br /> section 701.1, and the water should be listed and labeled per IMC section 1002.1, The <br /> water heater also should be shown to meet energy code requirements with a <br /> manufacturers catalog cut. <br /> All codes cited refer to the 2012 International Building Code (IBC), the 2012 International Fire <br /> Code (IFC), the 2012 International Mechanical Code (IMC), the 2012 International Property <br /> Maintenance Code (IPMC) and the 2012 Washington State Energy Code (WSEC), as amended <br /> by the State of Washington and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" <br /> (ICC/ANSI A117.1). Federal ADA regulations and standards may be more restrictive. These <br /> comments address building issues only. Additional revisions or additions may be required by <br /> other departments (such as Utilities, Traffic, Planning or Fire).
