24. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning Code as follows: Garbage receptacles, dumpsters, and recycle bins shall be provided. All garbage dumpsters and recycle bins must be screened from view from the street and from adjacent properties. This screening may be done using dense vegetation or by placing the dumpster or recycle bin in a structural enclosure. 25. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning Code. There are no building setbacks from the lot lines. Building height shall not exceed 65 feet. 26. Category B landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include the following: a. A landscape strip a minimum of 10 feet wide must be along all street frontages except for driveways. This area shall be planted with Type III landscaping. Parking areas which front on a street right-of-way shall provide a ten-foot-wide landscaped area along the entire street frontage planted to Type III standards, except for driveways and pedestrian paths. In addition, all public right-of-way between the sidewalk and the property line must be incorporated into the abutting Type III landscaping. All required trees shall be located on private property. b. A landscape strip a minimum of five feet wide must be provided along the east lot line. This area shall be planted with Type III landscaping. c. The following amounts of landscaping shall be provided in the internal area of parking lots exclusive of the landscaping required to be provided along street frontages and along other lot lines: A minimum of twenty square feet of landscaping shall be planted for each parking stall. At least one tree shall be provided for each eight parking spaces. Calculations resulting in a fraction larger than one-half shall be rounded up to the next whole number. The design of parking lot landscape areas must meet the requirements of Subsection 35.080 of the Zoning Code. d. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must show location and dimensions of required vegetated swales, wetponds, detention ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems must be provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year maintenance assurance device must be provided for the landscaping per Section 35.130B of the Zoning Code. Provisions must be made to provide for an appropriate amount of excavation and root barriers for new trees within the project. This work is to be done during this projects grading process in order to insure that adequate excavation and root protection is done before the utility and surface improvements for the project are completed. This work must be shown on the projects grading plan. A landscape modification has been submitted to deviate from these above requirements.
