the City's Stormwater Management Manual, any applicable infeasibility criteria found in the 2014 <br /> edition of Ecology's 2012 Stormwater Management Manual for Western Washington shall also be <br /> used to determine the feasibility/infeasibility of a particular stormwater management facility or <br /> practice. For the purposes of meeting Minimum Requirement #7 for flow control on this site, the <br /> existing land cover conditions may be used to characterize the pre- development hydrology. <br /> Stormwater shall also be managed in accordance with Public Works Policy #2-11, which does not <br /> allow roof drains to be connected to side sewers or laterals without prior approval of the Public <br /> Works director. <br /> 10. Approval of construction plans will require demonstration that all pertinent standards and <br /> regulations are met. <br /> 11. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 12. NFPA 13 sprinkler is required. Whole building to be designed to IBC, including R-3 occupancy. <br /> Construction permits are required. <br /> 13. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur.as directed by the Public Works Inspector. <br /> 14. A one year warranty is required on the public improvement for an amount not less than 10% of the <br /> cost of construction and shall run for one year from the date of final approval/issuance of the first <br /> Occupancy Permit. <br /> 15. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> plans. <br /> 16. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per <br /> City Design and Construction Standards and Specifications for Development. <br /> 17. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 18. Need to add a 2" blow off on west side of McDougal Avenue or between the service and DCDA <br /> vault if we put on the east side of McDougal Avenue. <br /> 19. Walkways must be provided from the building entrance to the public sidewalk. <br /> 20. The construction plans must be designed from a site survey performed by a licensed State of <br /> Washington land surveyor. <br /> 21. All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasonal problems, the ground must be covered with <br /> mulch as directed by the City Engineer. <br /> 22. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> Planning Department comments—Steve Ingalsbe (425) 257-7135 <br /> 23.
