CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION <br /> R-evie Prozess—I-#1 -41-8 4w � <br /> February 14, 2012 <br /> The City of Everett Planning Director grants approval of a request by Earl Benson to construct a <br /> detached garage with composition roofing, Hardie Plank lap siding and a roof pitch of 6:12, up to a <br /> maximum height of 20 feet, located at 31 112th Street SE with the following conditions: <br /> 1. Construction permits, inspections and approvals must be obtained for the structure in <br /> accordance with established building department requirements. <br /> 2. Any change to the design, square footage and/or roof pitch of the proposed garage as shown on <br /> the building plans requires Planning Director approval. <br /> Is6NarAia. <br /> 3. A covenant acceptable to the City Attorney's office shall be recorded prior to permit submittal- <br /> on <br /> ubmitteron the title to the property stating that the property owner acknowledges the requirements of <br /> EMC 19.07.020, and stating that the use of any accessory structure is limited to accessory <br /> activities permitted by the zone in which the property is located, and that the accessory building <br /> shall not be converted to living area or used for any purposes which are not in full compliance <br /> with zoning and building code requirements. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br /> factors as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood <br /> character. The Planning Director approved the detached garage based on the following: <br /> The subject property is a 13,850 square foot lot with an approximately 1,426 gross square foot single <br /> family residence. A detached garage and other attached accessory buildings suffered fire damage in <br /> January of 2011 and was partially reconstructed without the benefit of permits. The Applicant <br /> proposes to rebuild the structure by reducing it in size, not to exceed the 1,000 square foot limitation, <br /> and proposes to use building materials to compliment the neighborhood.
