Nguyen <br /> 3208 21st Street <br /> Everett, WA 98201 <br /> Violation Address: 3208 21ST ST EVERETT WA 98201-2658 <br /> Dear Property owner and Tenant, <br /> An inspection of your premises/property located at 3208 21ST ST, was made on <br /> August 25, 2017. The inspection revealed an inoperable 2003 Ford pickup in the back <br /> yard with license expired in 2016, (4) trailers are parked upon grass in the front yard, <br /> and an awning structure is attached to the southern portion of the residence and is <br /> within the required 5-foot side setback. Examination of City records indicates this <br /> awning was constructed without required building permits sometime after year 2001. <br /> These conditions are a violation of the following sections of the Everett Municipal <br /> Code (EMC) and/or International Residential Code (IRC) and International Property <br /> Maintenance Code (IPMC), as adopted by the EMC which read: <br /> The presence of an inoperable vehicle without approved covers is a violation of the <br /> following sections of the Everett Municipal Code (EMC) 8.22.030 which reads: <br /> EMC 8.22.030 Abatement and removal of junk and inoperable motor vehicles <br /> from private property. <br /> A. Ali junk and inoperable vehicles placed or situated upon private property within <br /> the city limits shall constitute a criminal violation and shall be subject to the penalties <br /> as set forth in Section 8.22.100 of this chapter, and are also public nuisances to be <br /> abated as provided in this chapter,-provided, however, that this chapter shall not <br /> apply to: <br /> 1. A vehicle or part thereof that is completely enclosed within a building in a lawful <br /> manner where it is not visible from the street or other public or private property; or <br /> 2. A vehicle or part thereof that is stored or parked in a lawful manner on private <br /> property in connection with the business of a licensed dismantler or licensed vehicle <br /> dealer and is fenced according to the provisions of RCW 46.80.130; or <br /> 3. A vehicle enclosed in an opaque auto cover specifically designed to completely <br /> shield the vehicle from view. The cover must be in good condition and must be <br /> replaced if it is torn, weather-beaten, or acquires any other defects.
