2. Existing Site Assessment <br /> The Everett Trailer Court consists of trailer hookups, paving, landscaping, and two structures. The site <br /> slopes from the edges of the site to the border with Big J's parcel. This is the natural low point of the site. <br /> Stormwater flows to an existing catch basin with an outfall location that is unknown at this time. <br /> The Big J's site consists of a recently developed gravel parking lot, stormwater infrastructure, and a detention <br /> pond. The site generally slopes from northwest to southeast into the detention pond and discharges to the <br /> combined sewer. <br /> 3. Site Development Plan <br /> This section provides an overview of the site development plan, including threshold discharge area <br /> determination, flow control, water quality requirements, and a discussion of On-Site Stormwater Management <br /> Best Management Practices(BMPs). <br /> FLOW CONTROL REQUIREMENTS <br /> Per the requirements of the City of Everett Public Works Policy No. 2-11, runoff from the proposed <br /> development must meet the Level 2 Flow Control Standard. Proposed stormwater peak flows must match the <br /> existing site conditions. A comparison of existing and developed land cover is shown in Tables 3-1 and 3-2. <br /> Table 3-1: Existing Site Land Cover <br /> Impervious Lawn/Landscaping Pasture <br /> 0.95 ac. 0.48 ac. 0.58 ac. <br /> Table 3-2: Developed Site Land Cover <br /> Impervious Lawn/Landscaping <br /> 1.49 ac. 0.52 ac. <br /> Maps showing existing and proposed land cover are located in Appendix A. <br /> Big J's Asphalt Parking Lot includes a stormwater detention pond to meet flow control requirements. The pond <br /> will utilize the existing flow control riser and emergency overflow. The pond volume is 8,931 cubic feet. The <br /> MGSFIood report is included in Appendix B to demonstrate compliance with the flow control standard. <br /> WATER QUALITY REQUIREMENTS <br /> Per the requirements of the City of Everett Public Works Policy No. 2-11, Minimum Requirement No. 6, Runoff <br /> Treatment, is not required for this project because the site discharges to a combined sewer system. <br /> KPFF Consulting Engineers <br /> 2 <br />
