Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Public Works, Planning, or <br /> Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International <br /> Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 <br /> International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 <br /> International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and <br /> adopted by the City of Everett. The current IBC referenced standard for accessible design is the <br /> 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA, FHA, and <br /> HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more <br /> restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. <br /> Structural <br /> 1. It appears that the lateral system comprises of wood shear walls. Per SDPWS 4.2.5.2, item <br /> 3 requires that loading parallel to the open side be considered as a semi-rigid or rigid <br /> diaphragm with the inclusion of torsion and accidental torsion as well as the cantilever over <br /> the open front is greater than 6'-0"at 10,-0". It appears that a rigid diaphragm analysis <br /> was performed for both wind and seismic conditions. Please provide the values for induced <br /> torsion and amplification factors for accidental torsion and their values. Also, please <br /> provide checks for diaphragm including drift calculations for this structure as it appears to <br /> not be provided in the calculations. <br /> 2. A discontinuous shear wall appears to be present along Grid A at the Main Floor level plan <br /> of S4.0. Please provide design calculations addressing the discontinuous shear wall <br /> conditions approximately along Grid A.
