SECTION 5: LAND DIVISION'REQUIREMENTS • <br /> A. General <br /> B. Public Use Reservations <br /> C. Design and Improvement Standards <br /> D. Suitable Guarantee <br /> E. Improvements <br /> F. Survey <br /> G. Dedication <br /> A. General <br /> 1. Standards for Subdivisions and Short Subdivisions: <br /> The following standards set forth in this section are to be used <br /> for division and redivisions of the land. <br /> 2. Provisions for Approval: <br /> No division or redivision of land shall be approved unless <br /> appropriate provisions are made for, but not limited to, the <br /> public health, safety and general welfare for open space, <br /> drainage ways, streets, alleys, other public ways, water <br /> supplies, sanitary wastes, parks, school sites, playgrounds- and <br /> other standards as may be required by this Ordinance. <br /> B. Public Use Reservations <br /> 1. Reservation or Dedication: <br /> If the City concludes in the review of the subdivisions or short <br /> subdivisions that the dedication or reservation of areas or <br /> sites for schools, schoolgrounds, park land, and playgrounds are <br /> reasonably necessary and are a direct result of the proposal, <br /> the City may require that such reservation or dedication be <br /> provided. <br /> 2. Street Right-of-Way Realignment or Widening: <br /> a. If the City concludes that the street right-of-way <br /> adjacent to a proposed division of land is inadequate for <br /> widening and realignment of the existing streets then the <br /> City may require a dedication of necessary right-of-way <br /> and improvement of that right-of-way. <br /> b. The City may allow up to 10% deviation in minimum lot size <br /> in short subdivisions only if the requirement of a <br /> dedication of right-of-way on an existing publicly <br /> improved street reduces a proposal below the minimum <br /> zoning code requirements. <br /> 3. Nothing herein shall prohibit voluntary agreements with the City <br /> that allow a payment in lieu of dedication of land or to <br /> mitigate a direct impact that has been identified as a <br /> consequence of a proposed subdivision or short subdivision as <br /> authorized in Chapter 82.02 R.C.W. <br /> • <br /> -23- <br />
