• <br /> • <br /> 13. Clearing and Grading: <br /> a. Before any site modification where existing natural <br /> features would be disturbed or removed, a grading plan must <br /> be submitted to the City and approved by the City showing <br /> the extent of the proposed modification. <br /> b. Debris and waste such as trees, timber, rocks, stones, <br /> junk, rubbish, or other waste materials of any kind shall <br /> not be buried in any land or deposited in any surface water. <br /> c. All erosion control plans must be in compliance with the <br /> City's Comprehensive Drainage Plan and Ordinance. <br /> d. In critical drainage areas no clearing of lots shall be _ <br /> allowed until building permits have been issued. <br /> 14. Lot Requirements: <br /> a. Lot arrangement shall be related to the natural features of <br /> the site and provide a suitable building site and driveway <br /> access from existing or proposed streets. <br /> b. Double frontage lots shall be avoided whenever possible. <br /> c. Lots shall not, in general, access off of arterials. Where <br /> driveway access from an arterial may be necessary for <br /> several adjoining lots, the City may require that such lots <br /> be served by combined access points and driveways designed <br /> or arranged so as to avoid requiring vehicles to back into <br /> traffic. <br /> d. Lots abutting arterials must have one hundred and twenty <br /> (120) feet of lot depth. All other lots shall have a <br /> minimum of eighty (80) feet of lot depth, and must have <br /> orientation toward a public street. <br /> e. Interior lot lines shall be composed of straight lines. <br /> f. Side lot lines shall be within 20° perpendicular to <br /> centerline of streets on which the lot faces. <br /> g. Residential lots shall maintain a minimum frontage on a <br /> public street as required by the zoning code, except as <br /> permitted in Sections 57C-7-j and Section 5-C-14-j. <br /> h. Residential lots shall maintain minimum midlot point as <br /> required by zoning code. <br /> -28- <br />
