n. Easement access drives shall not be approved for more than <br /> three (3) lots deep. <br /> o. A maximum of two (2) lots can be served by private utility <br /> side services within an easement. Three (3) or more lots <br /> served with an easement will require public utilities. <br /> 8. Pedestrian Improvements: <br /> a. Pedestrian Access: In order to facilitate pedestrian <br /> access from the streets to schools, parks, playgrounds or <br /> other nearby streets, the City may require perpetual <br /> unobstructed easements at least twenty (20) feet in width. _ <br /> Easements shall be noted on the face of the final plat. <br /> b. When a proposed division or redivision of land is on an <br /> established bus ' route, the applicant may be required to <br /> provide a bus shelter. The City Traffic Engineer shall <br /> make this decision as it relates to the potential needs of <br /> the development. <br /> 9. Drainage Improvements: <br /> a. Drainage improvements shall be required as specified by <br /> City Comprehensive Drainage Plan and Ordinance. <br /> b. Drainage easements: When a subdivision or short <br /> subdivision is traversed by a watercourse, drainageway, <br /> channel or stream, the applicant shall provide a drainage <br /> easement or drainage right-of-way conforming substantially <br /> to the lines of the watercourse or drainageway. The <br /> easement or drainage right-of-way shall be maintained in <br /> its natural state with proper setback and landscaping as <br /> approved by the City. <br /> 10. Sewer Improvements: <br /> All sewer improvements will be per city standards. <br /> 11. Water Improvements: <br /> All water improvements will be per city standards. <br /> 12. Fire Hydrant Improvement: <br /> a. Fire Hydrants shall be installed per City's Hydrant Code. <br /> b. Fire hydrants must be approved and operating prior to <br /> framing of buildings. <br /> c. Each building site on each lot in a Single Family or Duplex <br /> subdivision or short suvdivision shall be no further than <br /> three-hundred and fifty (350) driving feet from a fire <br /> hydrant. <br /> d. Each building site on each lot in a Multiple Family or <br /> commercial subdivision or short subdivision shall be no <br /> further than two-hundred (200) driving feet from a fire <br /> hydrant and not closer than fifty (50) feet from building <br /> site. <br /> e. For all divisions of land this ordinance shall prevail. <br /> -27- <br />
