• <br /> ORDINANCE NO. ///4) g--FS <br /> AN ORDINANCE amending the Zoning Code of the City <br /> of Everett, Ordinance No. 3572, by adding a B-2(A) <br /> Community Business-Site Plan Review Zone <br /> WHEREAS, on December 18, 1984, the City of Everett Planning Commission <br /> held a public hearing regarding the addition of a B-2(A) Community <br /> Business-Site Plan Review Zone to the Zoning Code; and <br /> WHEREAS, the City Council of the City of Everett, after hearing the <br /> recommendation of the Planning Commission, has determined that said addition <br /> to the Zoning Code shall be adopted; <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1: That Ordinance No. 3572 is hereby amended by the addition of the <br /> following section which shall read as follows: <br /> B-2(A) Community Business - Site Plan Review Zone <br /> A. Purpose <br /> The purpose of the B-2(A) zone is: <br /> 1. To provide areas for a mixture of community retail enterprises <br /> and services designed to serve the needs of several neighborhoods; <br /> 2. To permit community business development in areas desirable for <br /> business but having sensitive elements of vehicular circulation, <br /> land use, or natural site and environmental conditions while <br /> minimizing impacts upon these elements through the establishment <br /> of performance criteria; <br /> 3. To ensure compact, convenient development patterns by encouraging <br /> development under unified zoning controls, and to discourage <br /> piecemeal and strip development; and <br /> 4. To allow for multiple residential uses as a secondary use to <br /> community business uses in compliance with this Ordinance. <br /> B. Permitted Uses <br /> The following uses are permitted in the B-2(A) zone: <br /> 1. All R-3(A) permitted multiple family residential uses with R-3(A) <br /> standards; <br /> 2. Retail Sales; <br /> 1088G <br />
