N <br /> f 1 <br /> ORDINANCE NO. //z)_.? <br /> AN ORDINANCE amending the Zoning Code of the City <br /> of Everett, Ordinance No. 3572, by adding an R-3(A) <br /> Multiple Family Residential - Site Plan Review Zone. <br /> WHEREAS, on December 18, 1984, the City of Everett Planning Commission <br /> held a public hearing regarding the addition of an R-3(A), Multiple Family <br /> Residential - Site Plan Review Zone to the Zoning Code; and <br /> WHEREAS, the City Council of the City of Everett, after hearing the <br /> recommendation of the Planning Commission, has determined that said addition <br /> to the Zoning Code shall be adopted; <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN: <br /> Section 1: That Ordinance No. 3572 is hereby amended by the addition of the <br /> following section which shall read as follows: <br /> R-3(A) - Multiple Family Residential-Site Plan Review Zone <br /> A. Purpose <br /> The purpose of the R-3(A) zone is: <br /> 1. To preserve and regulate areas for a variety of housing types and <br /> a range of greater densities than are available in the <br /> single-family residential zones, while still maintaining a <br /> residential environment; and <br /> 2. To provide for those additional uses which complement and are <br /> compatible with multiple residential uses. <br /> B. Permitted Uses <br /> The following uses are permitted, subject to a site plan review in <br /> compliance with the City's SEPA Ordinance and all applicable standards <br /> outlined in this Chapter: <br /> 1. Multiple dwellings (minimum 1700 sq. ft. land area per unit); <br /> 2. Duplex dwellings (minimum 3000 sq. ft. land per unit); <br /> 3. Single-family detached and attached dwellings; <br /> (minimum 4200 sq. ft. per unit) <br /> 4. Home Occupations, subject to the requirements of Chapter 19.44. <br /> 5. The following accessory uses: <br /> a. Private parking and private parking garages <br /> b. Private swimming pools and other private recreation <br /> facilities <br /> c. Private greenhouses <br /> 0569F <br />
