• <br /> C. Conditional uses <br /> All conditional uses shall be in compliance with the City's SEP <br /> Ordinance Chapter 19.60 E.M.C. and all applicable regulations contained <br /> herein. <br /> The intent of conditional uses in the R-3(A) zone is to provide for <br /> uses and structures which are compatible with multiple family <br /> residential development. Notwithstanding Chapter 19.58 E.M.C. , the <br /> following conditional uses are permitted in the R-3(A) zone subject to <br /> a conditional use permit: <br /> 1. Homes for aged, rest homes, nursing and convalescent homes; <br /> 2. Boarding, lodging and rooming houses; <br /> 3. Community facilities, including buildings used for community <br /> activities and services, and operated by public, quasi-public or <br /> non-profit agencies or groups, such as: <br /> a. Preschools, day care centers; <br /> b. Churches, temples, synagogues; <br /> c. Fire houses, police stations; <br /> d. Electric substations, pumping stations, water storage, <br /> drainage facilities, transmitting and receiving antennas; <br /> e. Parks, playgrounds, pools, tennis clubs, lodges; <br /> f. Group homes, halfway houses, counseling centers. <br /> D. Special Property Uses <br /> Only those special property uses for which a special property use <br /> permit is acquired per Chapter 19.58 E.M.C. are permitted. <br /> E. Site Plan Review Process <br /> 1. A SEPA review is required as per the City's SEPA Ordinance. <br /> 2. All applications for permitted uses shall be reviewed and <br /> approved through an inter-departmental site plan evaluation <br /> coordinated by the City Planning Director prior to the issuance <br /> of any City permits. The site evaluation process shall consist <br /> of an inter-departmental review to ensure compliance with the <br /> herein described development standards and performance standards. <br /> 3. All applications for conditional uses shall be reviewed through <br /> the site plan evaluation process described in Subsection 2 herein <br /> and shall be in compliance with the City's Conditional Use <br /> Ordinance. <br /> 4. All applications for special property uses shall be reviewed <br /> through the site plan evaluation process described in Subsection <br /> 2 herein, and shall be in compliance with the City's Special <br /> Property Use Ordinance. <br /> -2- <br />
