C. Any parking areas which abut a public right-of-way shall provide <br /> a minimum of a ten foot wide planting area along the entire <br /> street frontage except driveways, utilizing both public and <br /> private property to accommodate said improvement when acceptable <br /> to the City Public Works Department. <br /> 11. NOISE <br /> A. All residential projects shall be reviewed by an accoustical <br /> engineer to insure that the exterior noise levels will be limited <br /> to 55 to 60 dBA depending on the noise source, and to insure that <br /> the interior noise levels will be limited to 45 dBA. <br /> B. All proposed uses within the Plan area shall be reviewed to <br /> ensure compliance with the City's noise ordinance to protect <br /> existing uses surrounding the area. <br /> 12. UTILITIES <br /> A. All projects within the Plan area shall be connected to sanitary <br /> sewer service. <br /> B. City water service will be required for all development within <br /> the Plan area during normal permit review. <br /> C. All projects in the Plan area should be reviewed for adequacy of <br /> fire protection and fire resistive construction techniques should <br /> be employed when a sufficient volume of water is not available. <br /> D.
