13. SCHOOLS <br /> A. During the site plan review process, have the Everett School. <br /> District review all major applications for residential <br /> construction. <br /> 14. DETAILED PUBLIC WORKS REQUIREMENTS: <br /> A. Dedication of 30' right-of-way on the north side of the <br /> centerline of the former Central Avenue (102nd Place SE) . <br /> B. Utility right-of-way for future water and sewers on a north- <br /> south alignment in order to accommodate system-wide services is <br /> required to be dedicated without cost at such time as the <br /> improvement location is determined. <br /> C. Right-of-way for 16th Avenue SE from 112th Street SE to 100th <br /> Street SE shall be dedicated in a location and right-of-way width <br /> acceptable to the City Public Works Department upon one of the <br /> following conditions: <br /> 1. When the property owner applies for a binding site plan, <br /> plat, short plat, or building permit. <br /> 2. Within thirty (30) days from the time an abutting property <br /> owner or the City requests that the right-of-way be <br /> dedicated to enable the construction of 16th Avenue SE as <br /> deemed appropriate by the City Traffic Engineer to provide <br /> reasonable access to any property. <br /> 3.
