B. Dedication of 15 feet of right-of-way along 99th Street SE. <br /> C. Full standard half street improvements are required in accordance <br /> with City Ordinance to 100th Street SE and 99th Street SE. <br /> D. Access to the site shall be from 100th Street SE and 99th Street <br /> SE. A single access point, as approved by the City Traffic <br /> Engineer, will be allowed from 19th Avenue SE. <br /> E. Parking must be to city design and construction standards. <br /> Parking requirements for Phase A shall be .75 per unit. <br /> Subsequent phase requirements will he determined by the City <br /> Traffic Engineer based on facility demand, available van service, <br /> etc. 30%compact parking is allowed. <br /> F. In lieu of on-site detention, a drainage fee may be paid to the <br /> city by the applicant. All drainage from this site must be <br /> tightlined to the existing drainage system at 19th Avenue SE and <br /> 100th Street SE. The Silver Lake Water District will be <br /> constructing a water line on 100th Street SE this summer. The <br /> applicant should coordinate with the District to ensure that <br /> water service for this site is properly located. <br /> } G. A fire hydrant is required within 200 driving feet but not closer <br /> than 50 feet of every structure. <br /> H. City streets and alleys are to be kept clear of dirt and debris <br /> at all times during construction. Dust suppression and street j <br /> cleaning must occur as directed the the Public Works Inspector. <br /> -3- <br />
