• <br /> Section 3. SETBACKS: <br /> A. Frontyard: A minimum of 20 foot front yard setback shall be <br /> provided. <br /> B. Sideyard: A minimum of 12 foot sideyard setback shall be <br /> provided between any business or commercial structure and the <br /> residentially zoned property to the east and west of the <br /> subject property. <br /> C. Rearyard: A minimum 20 foot rear yard setback shall be <br /> provided for the residential development of the northern <br /> portion of the site. <br /> Section 4. BERMING: That there be a 10 foot high landscaped <br /> 1 berm provided adjacent to SR 526 to minimize the impact of noise from that <br /> roadway on future multiple family residents occupying the subject property. <br /> Section 5. LANDSCAPING: That the landscaping of the site <br /> conform to the site plan submitted October 18, 1983 (Exhibit #A) with the <br /> exception that in no case shall the landscaping area on the north, east <br /> and west edges of the property be less than 5 feet wide and 6 feet high. <br /> In addition an internal 5 foot wide, 6 foot high, sight—obscurring <br /> landscaped screen shall be provided between the commercial and residential <br /> developments on the subject property. <br /> Detailed plans must be reviewed and approved by the Planning <br /> Department before Final Plan approval by the Planning and Public Works <br /> Department. <br /> Section 6. BULK AND DENSITY: <br /> The neighborhood business facility shall not exceed 35 feet in <br /> height and the multiple family residential development shall have a <br /> maximum gross floor area ratio of .40. <br /> Section 7. TRANSPORTATION AND CIRCULATION: <br /> That detailed final drawings shall be submitted to the Planning <br /> Department for review, showing parking layout, pedestrian improvements and <br /> access to Casino Road prior to Final Plan approval. <br /> Section 8. PUBLIC UTILITIES: <br /> A. Detailed sewer and water plans are to be reviewed and <br /> approved by the Public Works Department prior to issuance of <br /> any permits. <br /> B. Compliance with the City Drainage Ordinance is required. <br />
