4. Submit foundation plan and details with the following information: (details shall be <br /> cross referenced to the foundation plans). <br /> — Dimension of stem wall thickness, footing width, thickness and depth into <br /> undisturbed soil for each type of footing condition. <br /> 5. Provide the minimum reinforcing specified in the soil report or structural calculations. <br /> 6. Locate and detail all footings for the following: <br /> — Point load and bearing locations,turndowns, and stair pads. <br /> 7. Provide all window sizes, type, and locations of tempered glass (if applicable). <br /> Comply with light and ventilation requirements per IRC R303. <br /> 8. Provide separation between garage and residence / IRC R302.6 and Table R302.6. <br /> Show on plans. <br /> 9. Provide 1/4" gypsum board within useable enclosed space under stairs per IRC <br /> R302.7. <br /> 10.Note and specify that the shower area walls will be finished with a non-absorbent <br /> surface to a height of 6 feet above the floor per IRC R307.2. <br /> 11. Details and specify construction, fireblocking, headroom, stair width, rise, run, <br /> landing width, handrail heights, guard height, and intermediate rail spacing for new <br /> stairs/IRC R311.7 <br /> 12. Factory built fireplaces (zero clearance) and factory built chimneys shall be listed by <br /> an approved listing agency. Note combustion air requirements. <br /> For factory built and zero-clearance fireplaces, indicate fireplace location, hearth size <br /> and materials. <br /> 13. Where posts and beam or girder construction is used to support framing, positive <br /> connections shall be provided to ensure against uplift and lateral displacement. The <br /> construction of buildings and structures shall result in a system that provides a <br /> complete load path capable of transferring all loads from their point of origin through <br /> the load resisting elements to the foundation. <br /> 14. Water heater shall be anchored or strapped to resist horizontal displacement due to <br /> seismic motion. Specify strapping. Temperature and pressure relief valves shall be <br /> drained to outside. Drain may not be trapped and must terminate no more than 2 foot <br /> nor less than 6 inches from the ground. <br /> 15. Provide gravity calculations for all structural elements in addition. Cross reference <br /> calculations to floor plan. <br /> 16. Provide typical sections/details specific to this structure for each different type of <br /> construction. Sections shall specify all components of each wall, floor and roof type. <br /> 17. Show on plans how roof structure is provided with cross ventilation. <br /> 18. Show compliance with the requirements of the Washington State Energy Code <br /> (WSEC) including; <br /> — Foundation insulation — insulation installed outside the foundation shall <br /> extend downward to a minimum of 24 inches or to the frostline. <br /> kcollison/heilman/WC1009-001(420 47th St SE) <br />
