r 's
6. The area where the proposed garage is to be built on is fill material. All footings shall
rest on undisturbed soil. Provide foundation design based on the original grade before
the fill was placed or provide soils analysis prepared by a licensed geotechnical engineer
for the construction of the garage on structural fill.
7. Show how the dwelling meets the requirements of the Washington State Energy Code
(WSEC) including R-Value for floors, walls, ceilings. U-value for all new windows and
doors and specify energy credits from table 406.2 of the WSEC. Concrete floors in
conditioned spaces are required to have a minimum 24 inches of R-10 rigid insulation
with thermal break at the perimeter of the slab, including thermal break at slab where
the conditioned space transitions into the garage.
8. Provide Ventilation Calculations for the ceilings. The plans for the roof over the Master
Bedroom call out 2 x 8 rafters with R-30 (R-38 required) insulation, which would not
leave space for ventilation over the insulation. The plans show 2 x 12 rafters over the
living room area with R-38 insulation which would not provide sufficient depth for
ventilation over the insulation.
9. Provide detail of the guard construction along the stairs at the second floor.
Please prepare a response letter showing where each item in this
correction letter is addressed on the plan set.
Upon resubmittal of the drawings, your application will be given priority and plan review will
recommence.
All required submittals shall be of sufficient detail and contain sufficient information to ensure
that the proposed structure will be constructed in compliance with all adopted codes.
Sincerely,
Jeff Heilman
Development Technician
425-257-8976
Email: iheilman©ci.everett.wa.us
(I;-1,:j
S:\SCommon\Clerical\]Heilman\CW1505-002(420 47th ST SE).doc
