The fallowing conditians shall apply: <br /> 1, Lot design/conf9guration for this Birtding Site Plan shali be as shown on the preiiminary hinding <br /> site plan map on file wiCh the Planning/Community Development Deparfiment. Any changes in <br /> laC design/configuration wili require approval by both PEanning and Public Warks Departments. <br /> 2. Cemex is already responsible for street impro�ements on Associated Bivd. This includes a final <br /> lift of pavement,as well as sidewalks and roadway appurtenances. The area in question is located in the northwest corner of the site,adjacent ta Merrill <br /> Creek Pkwy. The restorafiian must be shawn on final Binding Site Pfan as a criticaf area. A <br /> covenant must be provided an the final Binding Site Plan map prohibifing development with the <br /> critical area and buffer. <br /> 6. 7he City acknowledges that each tot has sufficient area to be fctrther divided,subject to meeting <br /> aA requirements of the M-1 zpne,the Amended and Restated Development Agreement and <br /> provided that future development is cansistent with the approved 5tormwater Site Pian dated <br /> February 11,2010. <br /> F1NAL AI'PROVAL OF"�HIS BIIUDING SITE PLAN shall be given subject to the satisfactory completion af the <br /> abave-specified requirements and improverrtents within three{5)years.
