(DEI)visited the address above on May 11, 2017 to review the proposed remodel of an <br /> existing office space. The existing building is a two story,wood framed o�ce space.The suite that is to be remodeled <br /> is located on the lower floor of the building. The structural scope of the project is to remove (3) existing bearing walls <br /> (between the first antl second floor)and add new beams, posts, and footings as required.Also, (4) existing doorways <br /> are being altered antl require new headers. The proposed framing plan is attached for further clarification. The roof <br /> framing above appears to stack and have the same bearing lines as the walls being removed.The crawl space <br /> contains similar framing as the upper floor.The contractor is to verify that existing beams are locatetl under the <br /> bearing walls above to be removed. Notify the EOR if otherwise. <br /> Existing floor framing above consists of 2x10 and 2x4 joists at 16"on center. Existing bearing walls are to be <br /> removed and replaced with new beams per plan. Please reference SK-1 and SK-2 attached for the new beam <br /> attachment details. New posts and footings are required at the ends of the new beams, please refer to SK-3 attached <br /> for further clarification. <br /> Dibble Engineers review is limited to the areas accessible and readily visible. Dibble Engineers did not conduct a <br /> comprehensive building analysis for either vertical or lateral loads. Unless specifically discussed in our review, no <br /> other conditions were evaluated or considered. Our review and discussion summary does not provide warranry <br /> either expressed or implied to the existing conditions or work completed subsequent our visit. <br /> Dibble Engineers appreciates your business.
