It was observed that no smoke alarms or C.O. detectors are provided for the dwelling. <br /> 2.The house has had significant wiring and electrical work performed without permits and approvals.The electrical <br /> system has significant defects and is unsafe. <br /> Electrical violations include and are not limited to; Panel cover and dead front missing at main service panel. Multiple <br /> open slices in attic and crawlspace. Unprotected and unsupported conductors in numerous locations. Concealed <br /> junction boxes and outlets. Missing cover plates in multiple locations. Exposed wiring in crawlspace. Exposed surface <br /> mounted electrical wiring. <br /> 3.The house has three wall mounted fan forced electrical heaters installed,one in each of the two bedrooms and one at <br /> the hall area outside ofthe bedrooms. <br /> Heaters are not provided at the kitchen area and bathroom.The current tenants have installed a wood pellet heater in <br /> the main living room to provide the house with its main source of heat.This pellet stove is improperly installed on a <br /> wooden and combustible pallet.The venting and exhaust piping is installed incorrectly.The stove is not currently safe to <br /> operate and has been installed without required permits and approvals.This unsafe heating equipment is the main <br /> source of heat for the dwelling. <br /> 4.Leaking wastewater was observed under the kitchen sink.The plumbing that serves the laundry equipment is <br /> improperly installed.These plumbing issues present an unsanitary condition to the occupants. <br /> S.The hot water tank has been improperly installed (recently, per the tenant and my observations).The relief line is not <br /> piped correctly to the exterior of the building.The wiring that serves the hot water tank is improperly installed.The tank <br /> also lacks seismic strapping. <br /> In summary,the electrical system that serves this house is unsafe (IPMC section 108.1.2).The plumbing system has <br /> hazards and deficiencies that require correction (IPMC section 504.3).The main heating system that serves the dwelling <br /> (pellet stove) is installed in an unsafe and unapproved manner(IPMC section 108.1.2 and 603.1)Smoke alarms are not <br /> provided in the dwelling(IPMC section 704.2). <br /> This building is a Dangerous Structure as defined by IPMC section 108.5. <br /> I strongly recommend and support condemnation of this building. <br /> Regards. <br /> Ted Budden <br /> � 1 <br />
