(a) AI' communicalions facilitics shall be designeu, landscapeci or otherwise <br /> screened to ensurc compatibility with surroundinc� properties. <br /> (b) Antennas associaled with above ground utility or communications facilities <br /> shall be located on existinc� or replacement towers or structures to the <br /> maximum extent technically feasible to discourage ihe proliferation of <br /> tower structures. <br /> (c) Tower structures for above ground communicalions facililies shall not be <br /> located in or within three hundred feet o(residentially zoned areas, uniess <br /> the applicant provides an analysis of alternative sites and existing facilities <br /> which are technically (e2sible where the struclure could be located or co- <br /> located which demonstrates thal the proposed facility cannot adequately <br /> serve ihe needs of the public for the proposed communications service in <br /> an alternative location. <br /> (d) When lower structures for above ground utility and/or communications <br /> facilities are proposed to be located within three hundred feet of <br /> residentially zoned areas, in or within two hundred teet of qateway <br /> corridor� as designated by the Everett Comprehensive Plan, or in or within <br /> lwo hun �ed feet of areas under tlie,urisdi:tion of the Shoreline Master <br /> Program, zones which othenvise require Review Process II shall use <br /> Review Process III. <br /> (c) All utility and communications facilities shali be installed underground �r <br /> within structures to the greatest extenl practical in order te matiim¢e <br /> safety and minimize visual and noise impacts upon surro��nding <br /> pmpertics. <br /> (f) Above ground utility and communicalions (acilities shall be designed so as <br /> lo be the lowest height possible to adequately serve C.e neEds of the <br /> public for the proposed utility or communications service. <br /> (g) Towers associaled with above ground utility and communication f:,aiiiirs <br /> and ali ancillary �tructures shall comply with the setback standards of!he <br /> zone in which Ihe property is located. <br /> (h) The above ground ulilily or communications (acllity shall be remo��ed from <br /> the site should the use for such purposes be discontinued for one h:mdred <br /> twenty days or mor�. <br /> (i) Maintenance, repair, or replacement of existing utility or commun�cations <br /> facilities or appurtenant slructures and the inslallation oi mino� above <br /> c�round utility and comrnunications facilities of a m!nor nature and small <br /> scale are exempt from this section. <br /> 5 <br />
