Please review and respond to the comments below. These comments address building issues only. Additional revisions or additions may be required by other departments (such as Building Architectural, Public Works, Planning, or Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015 International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015 International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and adopted by the City of Everett. The current IBC referenced standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities"(ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more restrictive. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of construction documents reflecting the corrections requested. All revisions require the person delivering the drawings to replace the revisions into the two sets here at our offices. For significant revisions, or if the revisions are coming directly from a document printing facility, please make arrangements with them to print and deliver two replacement sets. Structural 1. The design snow load in western Washington is a uniform 25 psf(non-reducible) and appears that the design roof snow load used is less than this requirement. It appears that new roof framing is being added to the existing structure as indicated in the drawings. Please verify that the new framing can support the minimum roof snow load and revise calculations and drawings, as required. 2.
