7. The landscaping,buffering and screening of buildings,parking,loading and storage <br /> areas, especially as they relate to more sensitive land uses. <br /> Finding: Landscape Category B applies. No new landscaping is proposed for security <br /> reasons and that new landscaping would affect maneuvering areas to maintain the water <br /> tank. The existing landscaping on site will remain. Slats will be installed within the <br /> existing chain link fence where the proposed shelter building will be located. <br /> Conclusion: The proposed structures are fairly minor in comparison to the existing <br /> structures on site and do not trigger the need for additional landscaping. <br /> 8. The generation of nuisance irritants such as noise,smoke, dust,odor,glare,visual <br /> blight or other undesirable impacts. <br /> Finding: The proposed facility is unmanned. The facility would not emit any known <br /> health hazards,toxic chemicals,risk of fire and explosion or hazardous materials. <br /> Conclusion: No noise, smoke,dust,odor,glare,visual blight or other undesirable <br /> impacts are anticipated as a result of the proposal. <br /> 9. Consistency with the goals and policies of the Everett General Plan for the area and <br /> land use designation in which the property is located. <br /> Finding: The site is designated 1.2, Single Family Detached on the City of Everett's <br /> Comprehensive Plan map. The Comprehensive Plan contains a policy that encourages <br /> co-locating utilities,where possible,in order to minimize environmental disturbance. <br /> This project will result in co-location of wireless communication utilities on an existing <br /> water tank and small equipment shelter on-site. <br /> Conclusion: The co-location and use of the property is consistent with the General Plan. <br /> 10. Compliance with the provisions of this Ordinance and other City, State and Federal <br /> regulations. <br /> Finding: All necessary City of Everett construction permits must be obtained for the <br /> proposal prior to construction. <br /> Conclusion: The proposal will comply with the provisions of the City's Zoning Code <br /> and the applicant must obtain any required State and/or Federal permits. <br /> 11.
