7. The landscaping, buffering and screening of buildings, parking, loading and storage
areas, especially as they relate to more sensitive land uses.
Finding: Landscape Category B applies. No new landscaping is proposed for security
reasons and that new landscaping would affect maneuvering areas to maintain the water
tank. The existing landscaping on site will remain. Slats will be installed within the
existing chain link fence where the proposed shelter building will be located.
Conclusion: The proposed structures are fairly minor in comparison to the existing
structures on site and do not trigger the need for additional landscaping.
8. The generation of nuisance irritants such as noise, smoke, dust, odor, glare, visual
blight or other undesirable impacts.
Finding: The proposed facility is unmanned. The facility would not emit any known
health hazards, toxic chemicals, risk of fire and explosion or hazardous materials.
Conclusion: No noise, smoke, dust, odor, glare, visual blight or other undesirable
impacts are anticipated as a result of the proposal.
9. Consistency with the goals and policies of the Everett General Plan for the area and
land use designation in which the property is located.
Finding: The site is designated 1.2, Single Family Detached on the City of Everett's
Comprehensive Plan map. The Comprehensive Plan contains a policy that encourages
co-locating utilities, where possible,in order to minimize environmental disturbance.
This project will result in co-location of wireless communication utilities on an existing
water tank and small equipment shelter on-site.
Conclusion: The co-location and use of the property is consistent with the General Plan.
10. Compliance with the provisions of this Ordinance and other City, State and Federal
regulations.
Finding: All necessary City of Everett construction permits must be obtained for the
proposal prior to construction.
Conclusion: The proposal will comply with the provisions of the City's Zoning Code
and the applicant must obtain any required State and/or Federal permits.
11. Accessibility to public transit, and traffic reduction measures proposed by the
applicant to reduce dependence of the proposed use on the automobile.
Finding: The facility is unmanned.
SP 16464
'•ge3of5
