10. The Applicant shall dedicate right-of-way on Casino Road per the <br /> requirements of the L.I.D. right-of-way plans that are available at the <br /> Everett Public Works Department. <br /> I ' <br /> 11. An additional easement for a looping water main through the <br /> ' undeveloped property will be required to service both the east and west <br /> properties from the proposed site. <br /> 12. All permit issuance is subject to the Casino Road L.I.D. ##709 <br /> proceeding towards completion. <br /> 13. Full standard street improvements will be provided. <br /> 14. A one-year Warrantee Guarantee is required on the site landscaping <br /> • which shall run for one year from the date of issuance of the Occupancy <br /> Permits for the project. <br /> 15. The Applicant shall submit detailed plans for all signing to the Planning <br /> Department for review and approval prior to construction. <br /> ii <br /> 16. A detailed landscaping plan be submitted to and approved by the <br /> Planning Department prior to construction showing plant type used. <br /> Sight distance shall be maintained at the access point in accordance <br /> with Section 19.42.010 E.M.C. A site-obscuring 6 foot high fence shall <br /> be constructed on the western boundary of the property. <br /> 17. The Applicant will provide a bike rack for the use of shopping center <br /> patrons. <br /> 18. The Applicant will provide for off-street loading and unloading berths as <br /> required by Section 19.40.070. <br /> 19. Handicapped parking stalls shall be provided nearest to public entrance <br /> and be a minimum 12' 6" in width. The curb cuts shall be located so <br /> that disabled persons may travel directly from parking space without <br /> ,, entering vehicular roadway. <br /> 20. The Applicant shall provide a 20' non-exclusive easement to the general <br /> public from access to the eastern property from the proposed access <br /> points. <br /> 21. The Applicant shall develop the site consistent with approved site plan, <br /> building elevations and conditions of this report. <br /> 22. The Applicant shall enter into an agreement with the City reiterating <br /> { the above conditions. <br /> 23. This Agreement shall run with the land covered hereby and shall be <br /> binding upon the successors and assigns of the Sponsor. <br /> 24. Should the Applicant fail to meet any of the above conditions, the Land <br /> Use Hearing shall be reopened in order for the Applicant to show cause <br /> why the conditions have not been met. Failure to do so may result in <br /> j forfeiture of permits. <br /> 25. The Police and Fire Departments shall approve the access configuration <br /> to the site. <br /> �I 26.
