ENGINEERING
PUBLIC SERVICES DEPARTMENT
January 31, 2017
Ned Nelson
nednelson@msn.com
Ned Nelson Architect
1021 92"d Ave NE
Bellevue, WA 98004
RE: Owner: Pocock Racing Shells
Job Address: 615 80th St SW
Plan Check Number: B1612-035
Dear Mr. Nelson,
In response to your application for a construction permit, your plans have been examined and you
are advised that revisions may be necessary before a permit can be issued. Please review and
respond to the comments below. These comments address building issues only. Additional
revisions or additions may be required by other departments (such as Public Works, Planning, or
Fire). All references refer to the 2015 International Building Code (IBC), the 2015 International
Existing Building Code (IEBC), the 2015 International Property Maintenance Code (IPMC), the 2015
International Fire Code (IFC), the 2015 International Mechanical Code (IMC), and the 2015
International Energy Conservation (IECC), as amended by the State of Washington (WSEC) and
adopted by the City of Everett. The current IBC referenced standard for accessible design is the
2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA, FHA, and
HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more
restrictive.
In order for the processing of your application to continue, it will be necessary to
provide the Building Division with two complete new sets of construction documents
reflecting the corrections requested.
Structural
1. Please update all instances of references to the current IBC (IBC 2015) into the General
Structural Notes. For example, the reference to IBC Section 109.1 does not appear to
refer to inspections.
2. While Special Inspections are listed on the General Structural Notes, it is not clear as to
which items on the project need to be inspected periodically or continuously per the
IBC Chapter 17. Please provide a schedule listing periodic and/or continuous items to
be special inspected.
3. Detail 3/S3 appears to not indicate the width of the continuous footing. However
structural calculations indicate that this width is to 2'-6". Please verify if this is the case
and update the detail to include this dimension.
(Page;lof2
CITY OF EVERETf • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax (425) 257-8857—
