March 17, 2017
Ned Nelson, Architect
e-mail: nednelson@msn.com
Permit Scope: ADDITION TO EXISTING BLDG
Owner / Tenant: TYTUS WILLIAM B & SUSAN B / POCOCK RACING SHELLS
Job Address: 615 80TH ST SW
Permit Number: B1612-035
RE: CORRECTIONS FOR BUILDING PLAN REVIEW
Dear Ned,
The plans submitted for permit have been examined and you are advised that revisions may be
necessary before a permit can be issued. Please review and respond to the comments below.
Plan review will resume when the requested information is submitted. All required submittals
must be of sufficient detail and information to ensure that the proposed structures will be
constructed in compliance with all adopted codes, with two sets of drawings submitted for
revisions.
Additional revisions or additions may be required by other departments (such as Public Works,
Utilities, Planning, or Fire).
All revisions require the person delivering the drawings to replace revisions into the two review
sets here at our offices. For significant revisions, please provide two full replacement sets. If
the revisions are coming directly from the blue -printer, please make arrangements with them to
print two replacement sets.
General
1. The method of compliance with the IEBC should be identified in the code analysis, to
include whether it is prescriptive, work area, or performance compliance. For the
purpose of this plan review, I will assume work area method for the addition.
Occupancy
1. Please confirm if boat fabrication is occurring, which should be identified as F-1, per IBC
section 306.2 as amended by the State of Washington.
2. The original permit B0302-006 included a B occupancy. Please clarify if the B occupancy
is limited to the mezzanine, or whether it is also an occupancy or use in the addition.
,/3. Please summarize total occupant load count (by occupancy and floor area) in the
addition, per IBC table 1004.1.2.
4. Please show the following on the drawings:
a. A discernible path of egress should be shown with illuminated exit signs on the
drawings, per IBC section 1011.1, to include the existing building and mezzanine.
b. Emergency lighting should be shown on the drawings, per IBC section 1006.1.
L,'' 5. The drawings should indicate specific signage at the main entrance door and the exit
doors to indicate that these doors will be open during business hours, per IBC section
1010.1.9.3, item 2.2.
CITY OF EVERETT PERMIT SERVICES 3200 CEDAR ST, EVERETT, WA 98201 425-257-8810
website: www.everettwa.gov/permit January 24, 2017 ( email., everetteps(oeverettwa.gov
