• <br /> INFORMATION FOR THE DEVELOPER <br /> Engineering/Permit Services Department Comments—Benyam Stephanos—425.257.7289: <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion control, and all required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved and warranted before the Occupancy Permit is <br /> issued/fin.al approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 4. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 5. Drainage from the downspout shall be managed as to not impact the surrounding neighbor's <br /> property. <br /> 6. Approval of construction plans will require demonstration that all pertinent standards and <br /> regulations are met. <br /> 7. City streets and alleys are to be kept clear of dirt and debris at all times during construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 8. Lack of comment on the plans submitted with the application does not constitute approval of <br /> these plans. <br /> 9. If the side sewer goes under the garage the pipe material has to be a different per pluming <br /> code or it has to be rerouted around the proposed garage. <br /> 10, All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasonal problems, the ground must be covered <br /> with mulch as directed by the City Engineer. <br /> 11. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> Planning Department Comments Kelsey Heyd—425.257.7275: <br /> 1. If a complete application has not been filed for a building permit or equivalent construction <br /> permit within eighteen (18)months from the approval date of this decision,the permit shall be <br /> deemed terminated, unless an extension is granted. If the permittee requests an extension in <br /> writing not later than eighteen(18)months from the land use permit date,the Director may grant <br /> a six(6)month extension. <br /> 2. This is an administrative decision that may be appealed to the City's Land Use Hearing Examiner. <br /> An appeal must be filed with the City within 14 days of the date of this notice.
