• Bio-Retention: It appeaft lat a selective placement of a bio-retentilhl Idcility should be feasible on the site.
Please provide further justification in support of this infeasibility determination or select a different
infeasibility criteria
2. The report section for Minimum Requirement#7 notes that the project is below the 10,000 SF threshold in the
2014 Ecology Manual. However, the City of Everett requires detention for all projects over 5,000Sf of effective
impervious surface. Note though that this threshold is applied at the TDA level. Based on the information
provided it appears that the project will be below the 5,000 SF level within each of the TDAs so flow control will
not be required. Please update the language of the text to reflect this difference and the threshold
determination.
3. Downstream analysis and plan. City GIS indicates that the storm drainage system in Lower Ridge Road drains
east from the catch basin located near the southeast corner of the property. Please indicate the pipes
connecting the catchbasins shown and the direction of flow.
Erik Emerson PE
City of Everett, Public Works
Senior Surface Water Engineer
3200 Cedar Street
Everett, WA 98201
Direct: 425-257-8995, Fax: (425)257-8882
eemerson@everettwa.gov
