/ • ' <br /> • <br /> ORDINANCE NO. 77V-84 <br /> AN ORDINANCE amending the zoning <br /> Code of the City of Everett, Ord. No. 188-72, <br /> R-5 Zone (E. M. C. Chapter 19.28); and <br /> Ord. No. 3572, Sec. 12, B-3 Zone (E. M. C. <br /> Chapter 19.22) <br /> WHEREAS, the Planning Commission of the City of Everett held a public hearing <br /> on October 14, 1980, and made recommendations to the City Council proposing certain <br /> changes in the zoning ordinance, and <br /> WHEREAS, the Everett City Council did approve said recommendations, <br /> NOW, THEREFORE, THE CITY OF EVERETT DOES ORDAIN THAT, <br /> Section 1 of Ordinance No. 188-72 as amended by Ordinance No. 249-73 and <br /> 260-73 which now reads: <br /> There is hereby created a zoning category designated as a Core Area Residential <br /> Zone - R-5, and said zone is hereby established as an additional zoning category to <br /> those previously designated in the City of Everett Comprehensive Zoning Ordinance. <br /> The City Council may by ordinance establish the boundaries of said zone in accordance <br /> with the procedures outlined in the Comprehensive Zoning Code of the City of Everett. <br /> The Core Area Residential Zone - R-5 is created and established in accordance with <br /> the following provisions: <br /> A. Declaration of Purpose. <br /> The purpose and function of the R-5 Zone is to provide and protect areas <br /> adjacent to the Central Business District for high density, high rise <br /> residential and compatible office uses. <br /> B. Permitted Uses: <br /> 1. R-4 Permitted Uses <br /> 2. Signs for R-4 Uses under R-4 Standards <br /> 3. Non-mercantile, office type uses when occupying less than 35% of the <br /> gross floor area of a professional office building <br /> C. Conditional Uses: <br /> 1. Non-mercantile, office type uses occupying more than 35% of a non- <br /> residential building. <br /> 2. Non-mercantile, office type uses occupying any portion of a multiple <br /> family structure. <br /> D. Minimum Lot Size and Width: <br /> No lot shall contain less than 5,000 square feet in area nor less than 50 feet <br /> in width. <br />
