• <br /> • <br /> • <br /> E. Yard Requirements: <br /> 1. There shall be a front yard setback of not less than ten (10) feet. <br /> 2. Side Yard. There shall be a side yard setback of not less than five <br /> feet on each side plus an additional three feet for each story more <br /> than two. The additional setback may commence with the third <br /> story of the building. Where a side yard abuts a publicly dedicated <br /> street or street right-of-way, the maximum setback need not exceed <br /> fifteen feet, but in the case of corner lots shall be not less than ten <br /> feet. <br /> 3. There shall be a rear yard setback of not less than twenty feet. This <br /> requirement may be waived in the event that a comparable area is <br /> devoted to interior courtyard space. <br /> 4. Corner lots shall provide for sight clearance as provided for in Section <br /> 18A. <br /> F. This requirement shall be waived <br /> for multiple family structures which may locate all required parking spaces in <br /> excess of one per dwelling unit in off-street parking facilities located no more <br /> than three hundred feet from the structure. <br /> is hereby amended to read: <br /> Section 1: There is hereby created a zoning category designated as a Core Residenti.l <br /> Zone - R-.5, and said zone is hereby established as an additional zoning category to <br /> those previously designated in the City of Everett Comprehensive Zoning Ordinance. <br /> The City Council may by ordinance establish the boundaries of said zone in accordance <br /> with the procedures outlined in the Comprehensive Zoning Code of the City of Everett. <br /> The Core Area Residential Zone - R-5 is created and established in accordance with <br /> the following provisions: <br /> A. Declaration of Purpose. <br /> The purpose and function of the R-5 zone is to provide and protect areas <br /> adjacent to the central business district for high density, high rise residential <br /> and compatible office and compatible supporting retail uses. Allowable <br /> retail businesses and services are intended to be integrated into the design <br /> and construction of high density residential structures. <br /> - 2 - <br />
