• <br /> C. MINIMUM LOT SIZE AND WIDTH: <br /> No lot size or width required for non-residential permitted uses. No lot <br /> for any residential use shall be less than 5000 sq. ft. in area nor less than <br /> 50 ft. in width. There shall be provided no less than 750 sq. ft. for each <br /> residential dwelling unit. <br /> D. GROSS FLOOR AREA RATIO: <br /> No gross floor area ratio required for non-residential permitted uses. For <br /> • residential permitted uses, there shall be a maximum gross floor area ratio <br /> of .75. <br /> E. YARD REQUIREMENTS: <br /> 1. No required yards for non-residential permitted uses. (Exception: <br /> See Section 18-G) <br /> 2. For residential permitted uses, yard requirements shall be the same <br /> as for the R-4 zone. <br /> F. HEIGHT LIMITATIONS: <br /> There shall be no limitations on the height of buildings in this zone. <br /> G. OFF-STREET PARKING REQUIREMENTS: <br /> Off-street parking shall be provided as specified under Section 17. <br /> is hereby amended to read: <br /> A. DECLARATION OF PURPOSE: <br /> 1. Provide a strong central focus and identity for the City of Everett. <br /> 2. Provide a multi-use character: retail, financial, office, governmental <br /> and residential. <br /> 3. Encourage a pedestrian environment. <br /> 4. Carry out the goal, objectives and policies of the Comprehensive <br /> Plan and Everett Center Plan. <br /> B. PERMITTED USES: <br /> 1. All residential uses; PROVIDED that: <br /> a. Except for publicly assisted housing, residential uses shall not <br /> be permitted on the ground level floor of any principal use structure, <br /> b. Except for publicly assisted housing, residential uses shall not <br /> exceed fifty percent of the gross floor area (exclusive of parking) <br /> of any principal use structure with ten or less floors above grade. <br /> c. Except for publicly assisted housing, residential uses shall not <br /> exceed fifty percent of the gross floor area (exclusive of parking) <br /> of ten floors of any principal use structure with more than <br /> ten floors above grade. <br /> d. Residential uses may occupy up to eighty-five percent of the <br /> gross floor area of any principal use structure located within <br /> three hundred feet of the external boundary of this zoning district <br /> or which was constructed prior to the effective date of this <br /> ordinance. <br /> 2. Retail stores, personal service establishments, department stores, <br /> furniture and appliance stores. <br /> 3. Restaurants, cafes and grills (including dancing and entertainment), <br /> bars, taverns, cabarets, cocktail lounges and pool halls; provided <br /> that automobile oriented drive-in fast food type restaurants that <br /> serve carryout food for consumption off the premises shall be prohibited. <br /> - 5 - <br />
