4. Repeal unused zoning districts. The new zoning districts will make the current B-3 (downtown) and C-2ES (Everett <br /> Station) zones obsolete. <br /> 5. Amend existing zoning provisions. The Metro Everett Plan would make the following amendments to existing zoning <br /> provisions: <br /> a) Core Residential Development and Design Standards. A large part of the area within Figure 3 of EMC I9.33G is included <br /> in the Metro Everett boundary and will be subject to the use and development standards being adopted for those <br /> zones. <br /> • The existing Core Residential Area will be modified to include only those areas outside of Metro Everett. <br /> • The remaining Core Residential Area outside Metro Everett will be subject to the residential design standards being <br /> written for Metro Everett. <br /> • New height maps for the remaining areas of the Core Residential Area would be adopted. <br /> b) Clinic and Office Overlay Zones. The Metro Everett Plan proposes to eliminate the clinic and office overlay zones. <br /> However, there are some areas that will remain outside of Metro Everett. A new map will be required to show <br /> where the overlays remain. <br /> c) Broadway Mixed Use Zone. The Metro Everett rezones would includes changes to the height maps along that part of <br /> the Broadway corridor in Metro Everett. <br /> d) Adult Business Zones. The prohibition on adult business districts would need to be amended to include the new Metro <br /> Everett zones. <br /> 6. Amend local project review procedures. The city's procedures for local project review (EMC 15.16) would need to be <br /> amended to include the new Metro Everett zones and use regulations. <br /> 7. Amend State Environmental Policy Act (SEPA) exemptions. The Metro Everett Plan recommends increasing the <br /> threshold for projects exempt from additional environmental (SEPA) review.
