These <br /> comments address building issues only. Additional revisions or additions may be required by <br /> other departments (such as Utilities, Planning or Fire). All references refer to the 2006 <br /> International Building Code (IBC), as amended by the State of Washington and/or the <br /> Washington State Energy Code, 2006 edition,unless noted otherwise. <br /> In order for the processing of your application to continue, it will be necessary to provide <br /> the Building Division with two sets of drawings reflecting the corrections requested. <br /> 1. The plans submitted represent the construction of a deck based on the residential code <br /> provisions. Our records show that the occupancy of this structure was changed by a <br /> previous owner to business occupancy in 1991 (Permit B9105-040). The permit <br /> application and testimony of the current owner states that the use of the building is <br /> residential. Per Section 105.1 a permit is required to change the occupancy from business <br /> to residential. This permit cannot be issued until the structure is no longer used as <br /> residential or a change of use permit as required by the code has been secured. This plan <br /> review is therefore based on the Everett Building Code (EBC) and not the residential <br /> code. <br /> 2. The deck should not be closer than 5' to the property lines without minimum one-hour <br /> fire-resistive wall assemblies used from the top of the guard down to grade. Section 705 <br /> 3. The deck is shown with a membrane surface and solid guards surrounding it. Roof <br /> drains and overflows should be shown on the plans.
